Abstract
In the work of construction project, sometimes, there are inconsistencies found in some or even in all phases of the work. The inconsistency, known as variation order, is something that has a significance implication to the success of the project. The complication of the variation order could either cause the work not finished on time or even trigger budget inflation to the project. The purposes of this study is to analyze the factors causing the variation order and to find out the effect of the variation order in the construction project of Department of Education of Gorontalo province building.
This is a descriptive study using the method of analysis employing a combination of SPSS (Statistic Product and service solution), Likert scale analysis, validity and reliability test and relative importance index.
Based on the analysis, it was found that there are six factors in causing the variation order of the project, which are: (1) design changes; (2) inconsistencies of the architectural drawings and situation in the field; (3) the increasing of construction scope; (4) unclear planning and specifications of the work; (5) the switch on the materials specification; and (6) the adjustments on work schedule. Consequently, the six variation orders were notably led to damaging effects which are the increasing of work volume and the prolonging of work duration.
