Abstract
Multi-storey buildings are built to fulfill human necessity to resolve land limitations. Multi-storey buildings that are built must be safe with existing loads. Aside from the safety factor, the planning team must pay attention to the cost aspect in the planning process. Cost is one of the main factors that must be considered in a construction project. To get cost efficiency, optimization is needed at the planning stage. One of the jobs that contributed greatly to the high cost of the project was structural work. The structural work reviewed the upper structure work because it consists of beams, columns and plates. This research was conducted on the construction project of the Bekasi City Government Service Office (POLRES) with the type of structure used is reinforced concrete structures. The objectives of this study are 1) Planning the dimensions of the upper structure that occur using the minimum limit of the provisions of SNI 2847: 2013 2) Knowing the magnitude of changes that occur in the upper structural elements after re-analysis 3) Knowing the magnitude of changes in project costs after re-analysis of the upper structure. This study uses the ETABS program in structural modeling and calculating internal forces, while the reinforcement analysis uses the SpColumn and Microsoft Excel programs. Optimization of the beam and column dimensions that have been modeled has resulted in beam casting efficiency of 12.289% and column casting efficiency of 30.394%, beam formwork efficiency of 14.251% and column formwork efficiency of 16.999%, while beam reinforcement efficiency is 29.572% and column reinforcement efficiency of 20.979%. This optimization has ensured the safety aspects of the building. The cost of the upper structure work has resulted in an efficiency of 21.938% while the total cost of the project has resulted in an efficiency of 7.047%.
